108 Horton Road, Tasman, Tasman

Sweep up the drive of this private home to discover a grand, ridge-top home of 9.2 ha, with an existing consent to subdivide.
This strongly built home, with its European architectural influences, comprises five spacious bedrooms and a substantial office plus separate TV room over a total of 520 sq m (including the internal double garage). The home was designed by R and D Architects of Wellington and completed in 2002.
The house has been positioned to maximise the 360-degree views, with costal views of Nelson, D’Urville Island, and the Motueka estuary.
Well thought out design means that the living areas spill out to a choice of outdoor living spaces where views and sun and privacy are optimised.
Thoughtful touches include underfloor heating in the kitchen and in each of the four bathrooms
Extra touches include the double-glazed cedar joinery, copper spouting, and the tasteful Schist skirt around both the house and the substantial equipment shed with its solar panels and mechanic’s pit.
The land includes a substantial pond that is host to waterfowl and eels, along with a smaller pond near the bottom boundary. There are substantial plantings of fruit and berry trees, and a quad bike is included to allow you to traverse the various, well-formed paths around the property.
The subdivision consent has another two years to run, and will be passed to the new owner upon settlement.
The location is equidistant to both Mapua and Motueka and combined with the added value of the subdivision consent, and the privacy, style, and quality of this home, this should be at the top of your shopping list.
