Listing # 1051010 | Listed on 3 November

An exceptionally productive 120.9851 hectares (more or less) dairy unit, this Parakao farm delivers Waikato-level output while enjoying the climate, affordability and potential of the North. It's pedigree is proven - a former finalist in the Ballance Farm Environmental Awards, and production is on track to exceed last season’s impressive 158,000kgMS.

The farm’s layout is highly efficient, with a central race system connecting 53 well-formed paddocks, spread across contour that is approximately 90% flat with some gently rolling country. Infrastructure includes a 24ASHB cowshed and a 200-cow herd-home. A compliant three-pond effluent system feeds into a purpose-built wetland, and a new stormwater diverter has recently been installed from the cowshed.

Water security is excellent. A pump shed on the Mangakahia River sends water to two header tanks near the top house, gravity-feeding the lower farm and cowshed. A separate pressure system services the 'top farm,' and the herd-home also collects roof runoff into an additional tank for backup supply.

Feed inputs are well managed, including 360 tonnes of palm kernel, 120 tonnes of DDGs, and annual maize crops yielding between 22–29 tonnes per hectare. Maize is grown on-farm and regrassed annually - typically 8-13 hectares - with annuals drilled in post-autumn. Silage is brought in from the adjoining 89 hectare Coxhead Road runoff (also available to purchase), with additional cuts sometimes taken off the platform during periods of surplus. The two blocks have complemented each other well for a number of years.

Supporting infrastructure includes two three-bedroom homes, two utility sheds, two half-round barns, a substantial, newly constructed shed and two large concrete silage bunkers. With a flexible spring/autumn split calving system, strong pasture growth, and an efficient feed system, this is a turnkey unit offering scale, performance, and further potential for serious dairy operators.

Coxhead Road (the adjoining runoff) is available to view here - bayleys.co.nz/1051011.

For the open day please drive all the way down the driveway until you reach the cowshed - this farm is to the left of the driveway.

This property is for sale plus GST (if any).
