Time has been called, and the gold rush has settled. The Roost, originally, modest miner's cottage while gold was being scoured in the hills of Livingstone, has been a bolt hole from the bustle of town life for the last 30+ years as the family sought the peace and relaxation that only a holiday in the countryside can bring. While enjoying the idyllic lifestyle of warm summer days with trips to the river and exploring the local surrounds, work has still been done, with the cottage being brought up to date with no expense spared while maintaining its character, including polished wood floors and some T&G wall panelling. The house is cosy in the midst of winter with the help of a new roof, insulation, double glazing with high tech European window joinery, an impressive Stanley oven on wet-back, heat pump and the ambience of an open fire. In summer, the large bi-fold doors in the family living area can be flung open to bask in the summer heat and to enjoy evenings on the large deck. From the family living area the kitchen leads to the adjoining main living/dining area and a large sunroom that takes in the valley views.
The main house consists of 2 bedrooms, a family bathroom with walk-in shower, with the sleep-out, that was originally a penguin viewing hide on the Otago Peninsula, providing that extra space for guests, hobbies, or a working from home set-up. There's also a large powered garage, carport & a garden shed. An orchard and berry plants provide fresh fruit over the summer months, with a fenced area ready to be developed into a vegetable garden. Water is from the local rural supply with extra storage tanks. The vendors have created many happy memories in their own little piece of paradise and are now offering the same opportunity to another family or couple, whether it be as a holiday destination or a more permanent home where the slower lifestyle can be enjoyed.
