Positioned within easy reach of Papatoetoe train station, local shops, schools and everyday amenities, this property presents an exciting opportunity for a purchaser looking to secure a well-located property and add value.

The property does require some remedial and maintenance work, and a moisture/water ingress issue has been identified within the property. The matter has been raised with the Body Corporate and further investigation is required to establish the source and full extent of the issue.

This is therefore an opportunity for a purchaser who is comfortable taking on a property requiring attention and who can see the potential to improve and add value over time.

The property's location is a genuine highlight, with excellent access to public transport and the wider Papatoetoe community.

Prospective purchasers are encouraged to carry out their own independent building, legal and financial due diligence and to review the available property and Body Corporate information.

For the right buyer, this could be an opportunity to secure a property in a convenient location at a level that reflects its current condition, with the potential to create something significantly better.
