2060 Motu Road, Toatoa, is a grazing wilderness property comprising a total of 1694.0115 hectares, located approximately 40 kilometers from the Opotiki township, and inland to the south-east at Toatoa on the Motu Trail Road.

The property is zoned Rural under the Opotiki District Plan where farming, forestry and eco-tourism are all permissible activities.
The property includes expansive river flats which are fenced into a number of paddocks and are serviced by sheep and cattle yards.
The grazing area comprises approximately 500 hectares (more or less) of effective pastoral grazing with about 150ha regenerating scrub over river flats and easy sloping hill land that runs into the heads of several gullies. These gullies progress into steep hill terrain that is covered in lower height scrub on the fringes and progressively develops into steep regenerating native bush and wilderness areas to the skyline.

Improvements include a 1960’s/1970’s build 3-bedroom home, a working 4 stand shearing shed with covered and open sheep yards/pens, a 3 bay implement shed with lean too, stock yards with two holding pens, a drafting race, crush, weigh pad and load out race and ramp.
At one end of the airstrip is a fertilizer storage bin in poor condition and no longer in service.
There is an old house in derelict condition that is no longer habitable, with the possibility, that if renovated could make a weekend camp out destination (imagination needed).

The fencing over the property is a mix of conventional post and batten, reflecting a varying state of repair from fair to good. The grazing area is subdivided and due to the typography and number of streams that flow over the property, the grazing paddocks are fenced to accommodate the weather influenced, changing water courses.

Stock water is derived from natural spring and stream sources within the property. The house and part of the property is supplied from a spring, where water is pressure pumped for domestic use.

With the regenerating Manuka growing on the sheltered northern slopes, there is a significant area reverting to be able to bring the bees to, in late spring. There are red deer, and pigs on the property. Native bush walks could be established as part of the farm tracks.
