182 Maungatautari Road, Cambridge, Waipa

Rarely does a block of this nature come up on Cambridge's Million Dollar Mile, with 20 hectares (more or less) on offer along with a beautifully refreshed villa that's been in one family for 78 years.

Seize the opportunity to farm just three minutes' drive from the shores of Lake Karapiro, with two road frontages on 20 flat paddocks. Seven walk-in/walk-out stables, four boxes, and an 800m track are on offer, with an implement shed plus feed/tack room all set against the picturesque backdrop of Maungatautari and its surrounding countryside.

This impressive property is bordered predominantly by large hedging with internal 5-wire/equine fencing and 2-wire electric fencing, with cattle yards and a loading ramp also on site.

The villa embraces you with its quaint stained glass windows, rimu flooring and a balcony that overlooks horses or stock in the front paddocks. A recently modernised kitchen with quality appliances, butler's sink, window seat and coal/woodburner, is the pièce de resistance in this charming circa 1910 home, once witness to the era of the milk-carrying horse and cart.

With three generous bedrooms and a sunny lounge with Kent log burner, it is both homely and warm. Radiators in several rooms are connected to the woodburner ensuring comfort in winter. The recently refurbished laundry is crisp and modern, closely located to the separate toilet and an older-style bathroom. Nearby the back deck and porch lead out to an ample vegetable garden with raised beds and a plethora of pumpkins, passionfruit, tomatoes and beans.

The original washhouse with dirt floor sits alongside the main home, now unused, but adding a hint of nostalgia each morning as you enjoy a coffee from the window seat in the kitchen.

Designed in keeping with the home's heritage, a recently added single garage and carport contains bike storage, and a mower shed with roller door. A small garden studio attached to its rear could easily be converted to a petite Air Bnb room for overnight visitors needing to be close to sporting events at Lake Karapiro, or tourists using Te Awa cycleway which runs past the farm gate.

Town supply water services the property which is just 2.5km from shops and amenities at Leamington! It's not often blocks like this come up so close to town, with pleasant rural views and two road frontages.

Home to three generations of one family, it has been a tightly-held land offering since the 1940's. Now it's your time. Serious interested parties should make it a priority to inspect today!
