In addition, previously the owners raise calves under agreement with Wrightson’s to 110kgs (approx. 5 months of age approx. $500 each). Income from cattle varies $30,000 - $60,000 per annum but this has been discontinued since COVID. (Four beneficiaries now living in Australia)
Fencing
Boundary fencing with the adjacent farms is secure but fencing along the riverbank boundary is poor. This may be required to be completed if the subdivision proceeds as a condition of any Environmental Protection allocation. There are 14 paddocks with internal fencing. Gorse mitigation and clearing is being undertaken.
Views and Lifestyle
This was why the owner bought this block. The property has multiple locations suitable for accommodation construction with excellent views out to the coast (the sea and ships are visible), Maketu and Papamoa East sweeping around over Mt Edgecumbe, Tarawera Range, the Western Raukumara’s and Rotoiti escarpment towards Rotorua.
In addition, it is relatively isolated, quiet and offers environmental appreciation of the local topography, self-sustaining, and a healthy lifestyle.
House Sites:
The owner’s choice is an elevated site that has had some earth works done in anticipation of an application for permits to build. Access to this site is via grassed track (all weather, AWD vehicular access) and would require metal or paving if used as a permanent access drive.
Sheds
A rough six bay, pole, stock shed (147sqm) and 6m x 6m (36sqm) roof over two 20ft containers is on site.
A transportable site office (3x7 =21sqm) is used for storage but could be converted into weekend/temporary accommodation.

Water

Current G.V. is $1,350,000. Two independent valuations have been undertaken and value the property at $1,200,000 without consideration for the subdivision.
