Purpose-built medical hub near Auckland Hospital

This highly visible corner site is undergoing a comprehensive rejuvenation into a purpose-built medical and wellness hub, bringing to market three levels of flexible space totalling 2,949sqm, complemented by 57 on-site car parks. The redevelopment is designed for specialists and practitioners seeking accommodation within an established ecosystem of complementary medical and wellness tenants, including one level dedicated to turnkey smaller-format medical and consulting suites.

Boasting dual frontages to Khyber Pass Road and Grafton Road, together carrying over 130,000 vehicles each week, the property stands as one of Auckland's most prominent and accessible city-fringe locations.

The building features efficient, adaptable floor plates with the following areas available:

• Ground Floor: 645sqm
• Level 1: 1,117sqm
• Level 2: 1,076sqm plus 111sqm balcony

Exterior base-build upgrades are scheduled for completion Q1 2027. This timeline gives tenants the opportunity to come in early and integrate their fit-out with the base-build works. The smaller-format suites are offered turnkey with the ground floor and Level 2 offering full fit-out flexibility, including the opportunity to drop in specialist equipment and heavy medical-grade kit as part of the redevelopment.

Sustainable architectural design sits at the heart of the redevelopment, including solar panels and rainwater harvesting to help reduce emissions and lower tenant operating costs. A standout attribute is the expansive Level 2 balcony, offering sweeping views across the Waitematā Harbour and Sky Tower.

Positioned at the gateway to the Nugent Street and Normanby Road precinct, the building sits within a short walk of the new Maungawhau Station and less than five minutes from Auckland City Hospital, placing specialists alongside the city's primary acute care campus in an area set for significant growth.

This is an exceptional opportunity to partner with a proactive landlord dedicated to fostering long-term relationships and prioritising what's right for both your people and your patients.
