Lot 1, 203 Tern Point, Mangawhai, Kaipara

Set within the exclusive, gated Tern Point Estate, is this extraordinary flat to gently sloping section of one acre (0.41 ha more or less). Close to the boat ramp at Tern Point, this section is tucked away behind mature plantings, including an avenue of Pohutukawa trees. Properties are tightly held in Tern Point and a beautifully landscaped site like this is a rare offering.

Proposed Lot 1 has the option of two entrance ways. A new owner may choose to access the section from a shared, tree-lined driveway or create their own entrance off a side lane. This lot enjoys easy access to a track through the sand dunes to the sandspit, estuary and out to the open sea.

Tern Point Estate covers more than 127 hectares, with 8 and a half kilometres of coastline offering exceptional privacy. The estate borders the Tara lti Golf Club and sits alongside a Department of Conservation wildlife reserve, home to the endangered Fairy Tern.

The Estate has a communal farm and Proposed Lot 1 is surrounded by a significant area of conservation. The private Tern Point boat ramp, for exclusive use of residents, is located just a few hundred metres away. A communal boat shed at the ramp provides secure storage for kayaks, paddle boards and windsurfers, with key access for all residents.

Despite this section's remarkable sense of seclusion, Mangawhai Village is just five minutes away, offering easy access to cafes, Saturday markets, boutique shops and the surf beach. A rare coastal sanctuary combining privacy and security in one of Mangawhai's most lovely natural settings.

• This lot is part of a newly proposed three-lot boutique development which already has resource consent, offering a rare opportunity to secure one, two or even three properties in Tern Point Estate. Proposed Lot 3 includes an existing, quality residence.
