As a combined unit, Mark Hill and Beaumont represent a 339 ha offering with a spread of age classes ranging from 3 through to 32 year old P. Rad and 37 hectares of mid rotation Douglas Fir. The obvious timber flow this represents, alongside the fact that much of it is ETS registered gives an extremely balance forest.



Mark Hill Forest, located near Balclutha, comprises approximately 120 hectares net stocked in Pinus radiata and represents a well-established second rotation asset. All age classes, excluding the 2021 plantings, have been pruned and thinned under a quality-focused silvicultural regime. Approximately 50 hectares is ETS registered under stock change.

The forest is situated across Land Use Classes 4, 5, and 6, featuring easy rolling terrain, low erosion risk, and suitability for ground-based harvesting. The property is well positioned approximately 108 kilometres from Port Chalmers, with processing facilities including Hollows Timber in Balclutha just 12 kilometres away and Otago Lumber in Mosgiel approximately 82 kilometres distant. The land title is currently undergoing subdivision to secure practical long-term access.



The Beaumont Group Forest, located near Beaumont along Chinaman Flat Road, comprises four contiguous blocks totalling 219 hectares net stocked. The principal Young Block contains 170.1 hectares of predominantly 27–32-year-old Pinus radiata managed under a clearwood regime, together with 37 hectares of mid-rotation, thinned Douglas fir. 183.6 hectares are registered in the ETS under stock change. The Nicolson Block contributes 29.6 hectares of largely mature Pinus radiata managed under a clearwood regime, along with a smaller mixed-species component, while the Bobs Road Block comprises 19.3 hectares of mid-rotation , thinned and pruned macrocarpa and a smaller area of mature pruned Pinus radiata. Both the Nicolson and Bobs Road blocks are not registered in the ETS.



Spanning Land Use Classes 2 through 7, the Beaumont Forest Group presents a low to moderate environmental risk profile, with terrain ranging from rolling to moderately steep, with harvesting expected to utilise a combination of ground-based and cable hauler systems. The forests are located approximately 125 kilometres from Port Chalmers, with processing facilities including Stuart Timber in Tapanui and Otago Lumber in Mosgiel situated within 39 to 98 kilometres.



The properties are offered for sale by two-stage tender, with the option to acquire individual assets or the entire estate. Non-binding indicative offers close at 2pm on 4 June, followed by a final tender closing on 9 July.



Further scale and carbon upside are available through Sinclair Forest, located near Mark Hill Forest, comprising 267.3 hectares net stocked, and Perkins Forest near Mataura, comprising 324.1 hectares net stocked. Both forests were established between 2023 and 2025 and are ETS registered under averaging and collectively with Mark Hill and the Beaumont group provide a net stocked area of approximately 934 hectares.
