This isn't one of those homes where you get the keys and immediately start writing a very long, very expensive to-do list.

A lot has already been taken care of - including a renovated bathroom complete with the vendors' much-loved, larger-than-life shower and seriously impressive water pressure. Trust us, you need to see (and possibly stand in) this one to appreciate it.

The home itself offers three bedrooms, an easy open-plan living and dining space, a galley-style kitchen and a conservatory that earns its keep year-round - soaking up the sun, giving you extra living space and providing a great spot to watch the weather roll across the Remutakas.

You can move straight in and simply enjoy it.

Or, when the budget allows, the motivation kicks in or you get the urge for a weekend project, there's still scope to keep putting your own stamp on things. Do a little. Do a lot. Do nothing for now. The choice - and the timing - is yours.

Outside, there's room to enjoy without feeling like every weekend needs to be spent maintaining it, while the location puts you handy to Featherston School and everything that makes small-town living so easy.

Most importantly, the vendors are motivated and ready to move on.

So if 35 Wallace Street has been sitting on your watch list, you've driven past a few times, or you've been waiting for a reason to finally come through - consider this your nudge.

Come and see what's already been done, check out that shower, and decide what - if anything - you'd do next.
