Waiotahe Valley Road, Waiotahi, Opotiki

The property is flat, fertile, bare land with a coastal locality and positioned just 12 kilometres (MOL) to the west of the Opotiki township.

Held in a single title of 16.18 hectares and zoned Rural A under the Opotiki District Plan, the property offers a unique opportunity to change away from its present land use as a dairy support unit that has predominantly grazed R1and R2 dairy heifers to perhaps a cropping or horticulture land use.

All pastures reflect a well-managed and conventionally grazed sward of weed free permanent pasture with the fringe areas on the Waiotahe Riverbanks being rough grazing native grasses.
Surplus grass over and above the livestock’s immediate need is cut and stored on the property in the form of wrapped silage bales to be fed out over the winter months with any surplus above this being taken back to the home farm.

Improvements include a multi bay half round barn located centrally within the property and the land is subdivided into multiple grazing units being fenced with a combination of conventional post and batten, post and wire, and supported with 2–3 wire solar electric.
The loading race and stock yards, while a little dated, are well located to offer ease of livestock movement and control.
Access within the property is from paddock to paddock through established gateways. The property is accessed off Waiotahe Valley Road by way of a formed and graveled lane that is shared by a neighbouring property.
With the Waiotahe River on the boundary, stock water will be readily available.

This property is well located to Opotiki and in a recognized good summer area. With stronger commodity prices being achieved across the dairy, red meat and horticultural markets in recent times, we anticipate a good response and interest to this property coming to the market.
