163 Awa Awa Road, Upper Moutere, Tasman

There is so much to love at this property and writing this script is like painting a large canvas. Let's start with the location, beautifully elevated site and with a home nestled into the tree framed landscape and totally private and secluded.

The home: Built to stand the test of time using brick and tile, this four bedroom plus a study home with three bathrooms and two living rooms is the perfect spot in our region for a fun-loving family or a multi-generational family. Lovely and warm in the winter with under floor heating and double glazing and with French doors opening to the outdoor areas and pool and looking over the 4 ha of farmland.

Why a multi-generational family?
The extra bonus of this property is the fully compliant 2 bedroom cottage referred to as Adele Cottage, used as a holiday home or as a permanent rental property returning $530 a week and with a sunny aspect and views over the pond and grazing land.

The Barn: If you are wanting additional space for a boat, caravan or workshop then make sure that you take a look at this property. The barn adds so much value to the overall options of the property and supports the land use. There is a handy little set of sheep yards.

The orchard has a selection of lovely fruit trees and a homestead veggie garden is handy to the main dwelling.

This is an exceptional property, you will understand why we say this when you view.
