Cairns Crescent sits in the well established part of Rototuna, where the trees have height and the hedges have had time to fill in. A few minutes on foot takes you to Callum Brae: the playground with the flying fox, eighteen holes of mini putt, a café, and the open green of Tauhara Park behind it. It is the kind of walk you stop planning and simply do.
Number 10 is brick and cedar, built in 1999, and the story of it is in what has happened since. Double glazing throughout (excluding garage). Two layers of insulation in the roof. Argon tinted glass in the lounge, so the sun comes in without the glare. A SmartVent you can adjust from your phone. None of it photographs. All of it is what you notice in July, when the house holds its warmth and the windows stay clear.
Inside, 176 square metres arranged the way a family actually uses a house. The kitchen, living and dining sit open to each other and both look out over the deck, which is where this home spends its summers. Two ranchsliders open onto it, one from the dining and one from the lounge, so nobody is queuing to get outside. The kitchen is original: induction cooktop, wall oven, dishwasher, tiled splashback, the deck in view from the bench. It works well. Someone will make it theirs eventually, and there is no rush.
The lounge holds the heat pump, the ceiling fan and the amp that runs the speakers through the kitchen and out to the deck. The payoff is simple: you can have people over and the children still sleep.

The family bathroom carries the same finish and keeps the bath. The toilet is separate. Storage is genuinely good: a double linen cupboard and two singles in the hallway alone. The laundry walks through to the double garage, which has internal access, a cedar door, a smart kit so you can open it from the car, and shelving that stays.
Then there is the section. 801 square metres, landscaped at the rear and left open through the middle for whatever the weekend calls for. The saltwater pool stays, low maintenance and easy to run. There are lemon and mandarin trees, a vegetable garden, a raised garden shed, and paving down the side of the house. Smart Home automation which includes pool, garage, front door and most lights (excludes dining, hall and bathrooms). Four cameras, alarm and keyless entry cover the rest.
It has been a great house for one family. It has plenty left for the next.
