This was the piece of land the owners kept for themselves. They had lived next door for years before they subdivided, which meant they knew the site properly: which corner held the light, and how long it stayed there. Then they had Design House design a house to catch it.

By mid morning the sun has found the living space and settled there. It does the same to the bedroom.

The detail holds to the same standard throughout. Underfloor heating in both the bathroom and the ensuite. Heated rails in each and electric mirrors that clear themselves. A gas fire that warms the living space in minutes. A kitchen with a gas cooktop, under bench oven and integrated microwave, built for someone who cooks properly and would rather not look at appliances while doing it.

Out the back there is a bath that gets used daily, tucked away enough that you can put the day down entirely. Most homes offer you somewhere to sleep. Very few give you somewhere to stop.

Two bedrooms and a study, the master with its own ensuite. 400 square metres, freehold, and just enough lush garden to feel like a retreat rather than a responsibility. The first tee is a short walk from the door, the clubhouse café takes care of Saturday mornings, and Braid Road, with the fruit and vege shop and the bakery, is ten minutes away on foot.

Nothing here happened by default. Every proportion, every surface, every hour of light was chosen, and the house is better for all of it.
