The best recommendation St Winifreds Avenue could have is the family at number 11. They were living just around the corner on Te Aroha Street when they bought here in 2003, so they chose this street knowing exactly what it was like. More than twenty years on, they have raised their family on this quiet Hamilton East cul-de-sac, where character homes sit on generous sections and the city is close without ever feeling like it is on top of you.
The house is a 1920s weatherboard, and it has the one thing a new build cannot offer: character earned over close to a century. It has also been properly looked after, with a new iron roof, insulation above and below, and partial double glazing fitted within the original timber joinery, not swapped out for aluminium. The expensive, unglamorous work is done, which leaves the character to simply be enjoyed.
The kitchen has been redone around a central island bench, and a gas fire set within the original fireplace keeps it warm through a Waikato winter. Then there is the location, which is what brought the owners here in the first place. The street sits within the enrolment zones for both Hamilton Boys’ High School and Hamilton Girls’ High School, with Boys’ High a short walk from the front door. Claudelands Park is close by, Woolworths supermarket and Grey Street’s cafés are an easy walk and the area will continue to be desired.
