152 Murrays Road, Spring Creek, Marlborough

Opportunities offering this combination of established viticulture, location and future flexibility are tightly held. Positioned within easy reach of central Blenheim and surrounded by some of Marlborough’s sought-after viticultural holdings, this well-presented 4.10 hectare property offers an attractive standalone opportunity in a proven growing location.

Established in 2002, the vineyard comprises approximately 3.23 canopy hectares of Sauvignon Blanc planted on 2.5m rows with 2m spacings. Automated irrigation supports the vineyard, while a large secure workshop provides valuable storage and workspace for machinery, equipment and general vineyard requirements. With a strong and consistent production history, the vineyard provides an established platform for an incoming grower. The property is pruned and offered contract free for the forthcoming harvest, giving the purchaser flexibility to determine the future direction of the crop and operation.

The property is not over-capitalised with a dwelling, allowing the next owner to consider how best to utilise the balance of the land. There is an opportunity to design and construct a bespoke home and create a private lifestyle setting, while the land also presents scope for complementary or alternative uses including horticulture, cropping or grazing.

For an existing grower, this is an opportunity to add productive hectares in a tightly held and highly regarded Marlborough location. For those looking to establish their own vineyard operation, it provides an established entry point into one of New Zealand’s premier wine regions. Alternatively, the combination of productive viticulture and future lifestyle potential provides a level of flexibility that is increasingly difficult to secure.

The location is equally compelling, close to renowned wineries, cellar doors and restaurants, and less than 10 minutes from Blenheim’s CBD, placing everyday amenities and the best of Marlborough’s wine country within easy reach.
