Reposition the sofa and switch off the television - it no longer has a purpose. Time will be spent watching the ever-changing hues of the lake and mountain and the lights of the city.
The house is thoughtfully positioned to embrace the view, curving around mature gardens that sit privately in the foreground below.
The rear of the house is sheltered and sunny with the backyard bordered by the house itself and the double garage with studio/bedroom to the rear. Under cover outdoor entertaining is easily accessed from the living and kitchen areas and a wide hallway gives a spacious feel to the home.
With three bedrooms in the main house and a very generous bathroom, and an office and bathroom attached to the garage, there are options for multi-generational living. The house is warm and dry, heated by gas fire with HRV systems.
The layout of the land is practical; a well-positioned two-bay workshop with carport in addition to the domestic double garage, a mature orchard with plantings of guava through to olives and 'everything inbetween' and raised vegetable beds. This is all positioned on a well-fenced 8007m2 (approx. 2 acres) site, with grazing paddocks to the rear.
Hamurana locals enjoy the near-lake location with boat ramp, the walkways, dairy, golf course, the beautiful Hamurana Springs and being on the cycleway into Rotorua. Cafes, pharmacy, medical centre and shops can be found in nearby Ngongotaha and Okere Falls. The property is a short drive to Tauranga via Tauranga Direct Road or Paengaroa.
