Key Features:
Orient Innovation Park presents a compelling opportunity to secure a stake in one of Hamilton’s most forward-thinking industrial precincts with 20 premium industrial units ranging in size from 193sqm (approximately) - 355sqm (approximately) that are now under construction plus 22 quality live/work units ranging in size from 310sqm (approximately) - 412sqm (approximately). This is not simply a property acquisition-it is a strategic investment into a master-planned, 16-hectare commercial hub designed for long-term growth, innovation, and functionality.
Positioned in the established Te Rapa industrial stronghold, the development will ultimately comprise six (6) architecturally designed buildings. The 20 industrial units in Blocks D, E and F are currently under construction with completion and titles issued in 2027.
Each industrial unit is designed for versatility and durability, featuring high-stud warehousing, three-phase power, large roller doors, and quality concrete tilt-slab construction. The live/work units enjoy the same warehouse specifications complimented with a quality two (2) bedroom apartment above that includes two (2) spacious bedrooms, a fully equipped kitchen, dining and living areas, plus generous decks-ideal for unwinding after a productive day. With strong surrounding occupiers, proximity to The Base, and seamless access to the Waikato Expressway, Orient Innovation Park offers both immediate returns and long-term capital growth in a high-demand location.
What sets this offering apart is the strength of its investment fundamentals. Purchasers benefit from an immediate 6% net return, secured via a two-year leaseback to the developer from settlement-providing reliable, day-one income. In addition, a no-cash deposit bond structure allows buyers to secure a unit without tying up capital, preserving liquidity through to completion and title issuance.
Further enhancing the proposition is the Government's 20% Investment Boost tax incentive, enabling purchasers to accelerate depreciation and significantly improve cash flow outcomes by reducing tax liability on income.
