Located in prestigious McCormacks Bay, these five adjacent sites at the base of Mount Pleasant are offered to the market both individually and as a collective parcel (3576sqm). While there is a preference to sell them as a bundled package, offers will also be considered for individual sites.

These properties were acquired after the quake sequence by the Crown through the Canterbury Earthquake Recovery Authority voluntary buyout scheme for properties that had been 'red-zoned'. Ownership was subsequently transferred to the Christchurch City Council after CERA was disestablished and they have now been deemed surplus to requirements. All sites have street boundaries on the eastern aspect.

Considerations

1. The properties are offered for sale on an "as is, where is" basis. This is consistent with the Council's standard approach for the sale of surplus land, and means:
a) The properties are to be sold in their present condition and state of repair, with all/any faults (whether latent or patent).
b) Council gives no warranties, representations or guarantees whatsoever regarding title, land stability, load-bearing capacity, geotechnical suitability, rockfall or slope hazards, the ability to obtain resource consent, development potential, services, or any other matter.
c) Purchasers must rely entirely on their own independent due diligence, investigations and professional advice.
d) All existing title notations, consent notices, easements, covenants, District Plan overlays and physical constraints will remain the responsibility of the purchaser.

2. The properties are in the Cliff Collapse Management Area 2. A part of each site is also in the Cliff Collapse Management Area Hazard Overlay. The cliff face western boundaries of the properties are likely to require risk mitigation for development consent. The extent of such mitigation will depend on what is proposed and will be considered on a case-by-case basis.

3. 10 and 10B Aratoro Place (Lot 25, currently cross-leased) will not be sold individually - the two properties will only be sold as one lot.
