17 Chepmell Road, Morrinsville, Matamata-Piako

Located just south of Morrinsville in the tightly held Kiwitahi district, is this 97-hectare (more or less) dairy farm. Having reached the end of their dairying journey, the current owners are ready to retire and pass the farm on to its next owners.

The property features predominantly gentle to easy rolling contour, complemented by a small amount of non-productive land. Farm infrastructure includes an 18-aside double-up dairy shed with a 300-cow yard, while the farm is subdivided into approximately 53 paddocks.

A good array of support buildings are handy to the dairy shed and the two homes. Currently milking 270 cows with a three-year production average of 91,000kgMS, with R1s grazed on and R2s grazed off farm. Water is sourced from a bore with a submersible pumping to a manacon then pressure pumped around the farm. The water lines are mostly 25mm alkathene and 20mm laterals with a separate line to the houses and horse paddocks.

Supplements are a mix of grass silage, some made on farm and 50 tonne of PKE purchased last season. The effluent is collected in an unlined clay pond with a pump on a pontoon pumping to a travelling irrigator, covering approximately 35 hectares.

The main home has five bedrooms with an open plan kitchen, dining and lounge and great views over the farm and surrounding countryside. The second dwelling has three bedrooms, open plan layout and double garage and is situated handy to the dairy shed. Both homes are conveniently located near the local Kiwitahi School.

This extremely well-located property certainly has room to move so definitely worth a look!
