A landmark ready for its next chapter

Positioned in the heart of Whanganui’s established commercial precinct, 16 Victoria Avenue presents an opportunity to secure a substantial character property with a long history.

Occupying 261sqm (more or less) of freehold land, the property comprises a reported 379sqm of building area and is identified by Whanganui District Council as a Class B heritage property. Formerly associated with the AMP Society and Colonial Bank, the building offers a distinctive proposition for a buyer with the vision and appetite to undertake a significant refurbishment or adaptive-reuse project.

The property’s central Victoria Avenue position provides excellent access to surrounding retail, business and professional services, while the substantial floor area creates scope to explore a range of future uses, subject to heritage requirements, consents and purchaser investigations.

This is not a conventional turnkey investment. The property is being offered as is, where is, providing an opportunity for experienced investors, developers, owner-occupiers or land bankers to assess the property on its merits and determine its future potential.

With character, history, freehold ownership and a prominent central location, 16 Victoria Avenue offers a compelling proposition for those prepared to take on the challenge and create the next chapter for this historic Whanganui property.

Buyers are encouraged to undertake their own investigations and satisfy themselves as to the condition, structural integrity, seismic performance, heritage requirements, compliance, occupation and future use of the property.

For sale by tender closing 2pm, Fri 4 Dec 2026 (will not be sold prior) Bayleys Whanganui, 158 Wicksteed Street.
