1494 State Highway 4, Aria, Waitomo

This 299.7 hectare (more or less) grazing property is well located and is currently operated as a cattle trading and finishing unit, wintering approximately 300 R2 cattle and 100 R1 cattle. Significant investment has been made by the current vendors, including major earthworks to improve farm access and the commencement of a gravity-fed water reticulation scheme, providing incoming owners with the opportunity to complete and build on the work already undertaken.

Recent fertiliser applications have enhanced pasture performance across the property, supporting productive grazing across the predominately rolling country. The farm is well serviced with a four-bedroom homestead, a brand new two-bedroom cottage, quality shedding, two sets of cattle yards including modern auto-drafting facilities, and established farm infrastructure.

Comprising approximately 165 hectares of rolling contour, 82 hectares of steeper country and around 50 hectares of bush, the property offers a balance of productive grazing land and natural features. While the southern title contains some steeper areas and weed challenges requiring ongoing management, it also includes several quality paddocks and an established airstrip.

Offering scale, location and considerable future potential, this is a property where substantial improvements have already been made, with further opportunities available for purchasers to enhance productivity and value.
