About Fiona Williams
There is no shortage of real estate agents in Canterbury. What is rare is the agent who treats your sale the way they would treat theirown — who picks up the phone, does the unglamorous work behind the scenes, andholds their nerve when the negotiation gets tight. That is almost always thedifference between a property that sells and one that sits, and it is thestandard I hold myself to on every listing.
Twenty years in hospitality taught me to read people andanticipate what they need before they ask. More than a decade in real estatetaught me how to turn that into results. Together they give me a relaxedconfidence at the negotiating table and a level of service that does not changewith the property, the price, or who is sitting on the other side of the deal.
What that means for you is that I take the pressure off.I look at the full picture — your situation, your timeframe, and what agenuinely good outcome looks like for you — then coordinate, communicate, negotiate and manage the process on your behalf.
In practice, it looks like this. Before we go to market, you receive a written appraisal and a marketing plan built around your propertyrather than a template. Once we are live, I phone you after every open home andfollow it up in writing by email with the weekly marketing report, so there isalways a record you can refer back to. You get every piece of buyer feedback, favourable or not, exactly as it was given to me. And you never have to chaseme for an update — that is my job, not yours.
I work with people at every stage: first home buyers, families upsizing or relocating, investors building a portfolio, and thosesimplifying life after years in the same house. Houses, townhouses, investmentproperties, portfolios and bare land, right across Canterbury and at everyprice point. My commitment does not shift with the value of the listing.
Ultimate Properties is an independent agency, which givesme the freedom to market your property properly rather than squeeze it into aformula. Our philosophy is a simple one: start right, finish right. It is thepart most people underestimate, and it is usually where the result is won.
If you are weighing up your next move — or you wouldsimply like to know what your property is worth — I would love to hear fromyou. Appraisals are free and come with no obligation.
