About Richard Purchas

“Purchas” is an excellent name for a real estate professional, but my knowledge and experience in helping buyers and sellers achieve their goals runs much deeper than my name alone.

Let’s be honest, there are a lot of options out there when it comes to hiring a real estate professional to sell your home.  Why even hire a real estate agent at all?

After selling homes for people since 2000, I have come to realize some core truths.  It doesn’t mean that I know everything.  I learn new things every day.  What it does mean, is that I have seen a few things that make it easier to turn your home sale into a successful transaction.

Here are some of those core truths.

1.       It doesn’t matter what your agent appraises your house for.  The market will let you know what the value is.  That doesn’t mean we just take the first offer.  It means that by the time we have finished negotiating with all parties showing an interest in the property, we can be sure we have the best available price in the market today.  Today’s best value is what any good agent should be able to deliver.

2.       Honesty and integrity are non-negotiable.  I am fortunate to have a successful real estate career without ever feeling the need to skip on the truth.  Buyers and sellers deserve to always know the truth throughout the entire transaction.  Throughout my career, I have come to know people that could have done better in our industry.  I strive to make sure that I am always transparent.  That is why I sell with Arizto.  Ask me about our fees and marketing charges.  I have nothing to hide.  When I say I will do something, it will be done.

3.       You will never hear me disparage another agent or firm.  I know everyone is trying to do their best.  I know that some agents work harder than others.  I am not going to even insinuate that one is better than another.  Some very successful agents have horrible work ethic.  They work on a scatter approach that the more listing they have, the more income they get.  Sure, some fall by the wayside, but that is the price of success to them.  I think it is vital to give every client my very best.  If I can’t look after a client, I won’t take on their business.

4.       No two deals are the same.  We do not work in a “cookie cutter” industry.  One deal can be extremely streamlined and the next has all sorts of fishhooks.  Over 26 years, I have seen a lot.  The doesn’t make me perfect.  It just lets me see the potential problems before they arrive.

I am a very loyal agent and have only ever changed firm once from Sotheby’s to Arizto.  My reason for changing was about the technology.  At Arizto, our paperwork is primarily electronic.  If you cannot work with computers, we can still do everything on paper, but the majority of our business is based on now and the future.  Our commission rates are the lowest, not because we are some discount brokerage firm, but because our business model doesn’t include all of the overheads of the “traditional model” of real estate firms.  At Arizto we bring the newest technology and the lowest cost structure to deliver the best result.  We all have the same buyers.  Don't be tricked into thinking that some firms can bring buyers that we won't find, or that they will get more simply because of their perceived value.  Let's keep it real.  With Arizto and me, you end up with a better, easier result with more dollars in your pocket when the dust settles.
