CHARMING LITTLE HOUSE FOR HANDY BUYERS AN IDEAL PLACE FOR A SUMMER RETREAT (ALSO SUITABLE AS A SECOND HOME), IN NEED OF RENOVATION PROPERTY DESCRIPTION This idyllic property is located in the Werning district, close to the Semmering Railway line, on a quiet cul-de-sac. It stands on a triangular plot with a front garden, courtyard and a tree-planted garden. Enjoy relaxation and culture in the UNESCO World Heritage Semmering Railway region, set in the heart of a beautiful mountain landscape and the traditional, popular summer retreat region of Semmering/Rax/Schneeberg. The small house was built before 1898 and was extended towards the courtyard around 1933 with a wooden veranda, partly glazed. The detached wooden hut was built around 1898. Since 1985, the current owners have continuously carried out partial renovations and modernisations. LAYOUT: The veranda (approx. 5 m²) leads into a small central entrance hall (approx. 5 m²). The kitchen (approx. 10 m²) has been completely refitted, including appliances, a shower and a washbasin. The kitchen door originally came from the railway station in Payerbach. The cosy living room, measuring approx. 24 m², is heated by a wood-burning stove. The veranda has been divided to create a separate toilet. The average ceiling height on the ground floor is approx. 2.502.70 m, and approx. 2.30 m in the toilet. A newly built wooden staircase leads from the entrance hall to the attic. The entrance area here is unfinished and could, among other things, be used as a study. The adjoining bedroom (approx. 17 m²) has a ceiling height of approx. 1.102.00 m. The house is partly basemented. A wooden staircase also leads from the entrance hall to the vaulted brick cellar, which has a compacted earth floor treated with linseed oil. CONDITION AND FITTINGS: The current owners acquired the property in 1985 and have since carried out partial renovations and modernisations while largely preserving its historic structure. Work includes the roof covering, sheet-metal work, a new kitchen, installation of a shower and separate toilet, electrical work, painting, partial replacement of the outer casements of the box windows, the staircase to the attic, fencing, the entrance gate, connection to the sewer system and the wood-burning stove, among other items. HEATING: Wood-burning stove and portable electric radiators. WINDOWS: Box windows; some of the outer casements on the ground floor were rebuilt and installed. PLOT SIZE: According to the land register, the triangular plot measures approx. 421 m². The plot is not registered in the cadastral boundary register. There is one car parking space on the property. Guests may park only along Werningstraße. ZONING: Residential building land, open development, 35% maximum building coverage, building class III. According to the municipality, an additional development contribution of approx. 4,000 is payable for extensions and new construction. If you are considering an extension or new construction, please consult the building department in Payerbach. An application for railway law approval must also be submitted to ÖBB for extensions and new construction. The contact person is Mr Thomas Seper (email). According to him, a 12 m building exclusion zone generally applies from the railway property boundary. UTILITIES: Sewer, water and electricity. An energy performance certificate is being prepared. LOCATION AND AMENITIES Located in the Werning district, above the Schwarza River, on a quiet cul-de-sac. Local shops, pharmacies, drugstores, banks, doctors, accommodation and other amenities are nearby. The spa parks in Payerbach and Reichenau, as well as numerous cafés and restaurants, invite you to relax. The renowned Reichenau Festival is particularly popular. The area also offers a wide range of leisure, relaxation and sporting activities throughout the year, including hiking and mountain tours, cycling, tennis courts, outdoor swimming pools, and the Hirschenkogel and Stuhle
