771a Koheroa Road, Mangatawhiri, Franklin

Nestled beautifully between State Highway 1 and State Highway 2 just south of the Bombay hills is this immaculately maintained 144ha (more or less), ex-dairy farm.

The flat to gentle rolling contour is well fenced and raced and a regular fertiliser regime over a number of years has ensured healthy pastures all year round.

The property is being partially leased to a neighbouring dairy farmer who is milking on a portion and also growing maize, while the current owners fatten beef cattle on the balance of the land.

Options abound with this property with much of the dairy infrastructure still in place, including a very good 30 A/S H/B shed (council consent in place to milk up to 330 cows), explore the opportunity of returning it to a profitable dairy farm, a top end dairy support/ grazing property or with it's great transport links to State highways 1 and 2, markets are within easy reach for any primary sector focused business.

The package is completed with quality accommodation. The 4-bedroom modern family home takes pride of place overlooking the property, while the large 2-bay shed also includes a quality 2-bedroom apartment and a fully decked out upstairs office.

If location is super important then look no further. Turn left out the driveway and State highway 2 is only minutes away, making Auckland, the beaches of Coromandel and Bay of Plenty an easy commute. Turn right, and a 10-minute drive will take you to State Highway 1 at Mercer opening the door to Waikato and beyond.

Due to its location, large landholdings on Koheroa Road are tightly held. Act now or wait for another generation - the choice is yours.
