656 Waotu Road South, Putaruru, South Waikato

Set alongside the Waikato River at Lake Arapuni, Rata Downs is an exceptional 260.14ha (more or less) rural holding combining proven farming capability with a lifestyle setting that is difficult to replicate. Located approximately 50km south of Cambridge, the property offers predominantly flat to gentle contour, quality infrastructure and an impressive 2km of lake frontage.

Farmed by the current owners for 25 years, Rata Downs has proven its versatility across a range of farming systems. Initially purchased as a support block for the family dairy farm, it transitioned into intensive lamb finishing through to its current all-cattle operation. Today the property winters approximately 680 mixed-age stock, with the majority being Dairy Heifers, while its fertile pastures also produce around 600–800 bales of wrapped silage annually.

The farm is well set up for ease of management, with predominantly 1–2ha paddocks, an extensive network of metalled tracks and a high standard of fencing throughout. Water is supplied via two gravity-fed systems, with a spring servicing the upper farm and a creek supplying the lower country. Infrastructure includes a substantial main set of cattle yards, a newly erected set of satellite yards, a three-stand woolshed, implement and lockable shedding, haybarns and an airstrip with a 60-tonne fertiliser bunker.

Accommodation is equally comprehensive. The modern three-bedroom main home enjoys expansive views across the river, complemented by a three-bedroom manager’s residence with office and a separate two-bedroom cottage currently utilised as popular Airbnb accommodation. The lakeside cabin completes the accommodation on offer and provides owners their own on-farm retreat.
What truly sets Rata Downs apart is its remarkable lakeside position. Around 2km of frontage provides direct access to fishing, boating and water pursuits, complete with a private boat ramp. The off-grid Fisherman’s Cabin sits beside the water, while a lakeside maimai and access to hunting add another dimension to the property’s recreational appeal.

Whether considered as a substantial grazing or dairy support property, a farming and recreational paradise, or an opportunity to further explore its agri-tourism potential, Rata Downs presents a rare offering to secure a blue-chip investment.

This is a property where productive farming and an enviable way of life come together - and opportunities of this scale and position are seldom available.

Please note: Attendees are required to bring their own suitable ATV to access and view the farm during open days.
Houses will be open to view on the 5th and the 12th of November.
