Features New-build project PROMENADE.21 CONCEIVED FROM THE MOUNTAIN OUTWARDS. Above the centre of Zell am See, on Sonnberg, the PROMENADE.21 project is taking shape: four residences at one address that is truly one of a kind. Lake Zell lies at your feet, while mountains frame the horizon all around: the Schmittenhöhe behind you and peaks in every direction as far as the eye can see. You do not simply live here with a view of a mountain panoramayou live right in the middle of it. This is not just another residential development, but an intentionally exclusive address: only four residences share this location, each with unobstructed views across the lake and mountains. The old town, gondola and lakeside promenade are nevertheless just minutes away. The development comprises three spacious condominiums and one detached Sky Residence. PROMENADE.21 was designed by local architecture practice Watzek + Paulitsch, based on Sonnbergstraße in Zell am See. The practice is known for its exceptional standards, which it calls Experience Architecture. The idea for the project came directly during a site visit: the buildings step down the slope, allowing every level to open unobstructed to the south, towards the lake and surrounding mountains. Vertical slats, dark metal and timber accents, and a green roof give the ensemble a calm, timeless character that will feel just as natural years from now as it does today. SKY RESIDENCE TOP 4, VILLA Top 04 · approx. 370.57 m² over three levels (4th6th floors) The Sky Residence is part of the residential complex yet offers complete privacy, rising above it. Higher up the slope, in a separate building, it has its own driveway via a private road and a lift exclusively for its use, connecting all three levels. There is no shared stairwell, corridor or entrance door. By the time you arrive, you are already homeeven before you open the front door. The 370.57 m² residence is spread over three levels, each with its own character. The upper level: living. This 107.05 m² space brings living, dining and cooking together without a single dividing wall. The south-facing side is glazed across its entire width. In front is a 42.49 m² balcony with timber decking. As the residence sits above everything else, it offers far-reaching, unobstructed views of the full length of Lake Zell and the surrounding mountains. The panorama changes with the light throughout the day and never looks the same twice. A convenient flue connection for a fireplace is provided for cosy evenings; the fireplace itself is available as an optional extra and is independent of the room air. Behind the open kitchen is a separate preparation kitchen with a pantry. This is where activities that are not intended to be visible in a formal entertaining space can take place: preparing food, setting things down and tidying up. The middle level: sleeping. Four rooms ranging from 11.73 to 12.17 m², three bathrooms, a 11.35 m² dressing room and a separate 10.75 m² wardrobe room. All the rooms open to the south-east onto a continuous 38.26 m² balcony. Each room therefore has its own access to the outdoors and the same views of the lake and mountains as the level above. The lower level: relaxation. The wellness level is dedicated entirely to retreat: 33.20 m² of wellness space with a panoramic sauna, shower and WC, plus a 24.02 m² fitness area. This level is finished in keeping with the design of the entire home, with a level-access shower channel and rain and hand showers by Dornbracht. The utility room, storage and technical room are on the same level, keeping everyday activities away from the living floors.
