•Long-term income
•Modern with upside
Positioned at the gateway to the Coromandel Peninsula, 71 Kopu Road presents a substantial industrial investment combining strong existing income, modern improvements and future development potential.
The flat 14,410sqm freehold site is occupied by two businesses associated with national building supplies brand ITM, comprising a 616.75sqm warehouse-style retail showroom and an adjoining 2,799sqm industrial facility utilised for frame and truss manufacturing and associated retail warehousing. Both buildings are modern, purpose-built assets completed in 2018 and 2020 respectively.
The two tenancies are secured by newly signed six-year leases, each with two further six-year rights of renewal, providing combined rental income of $379,000 per annum plus GST and operating expenses. Both buildings have IEP ratings of 100%.
Beyond the established income is a portion of flat, undeveloped land offering potential for subdivision and further industrial development, subject to council approvals.
With scale, quality improvements, established tenants and genuine long-term upside, this is an investment suited to private investors, family trusts and corporate buyers seeking a substantial regional holding.
